Alpharetta facades are aging on a schedule

Much of Alpharetta’s commercial building stock went up in a few concentrated waves: the office parks and corporate campuses along GA 400 and Windward Parkway, the retail and apartment communities that grew up around North Point, and the newer mixed-use districts downtown and at Avalon. Buildings from the same wave tend to share the same cladding and the same weak details, and many of the older ones are now reaching the age where original sealant has hardened, barrier EIFS has taken on water at its joints, and window perimeters have started to leak.

We start every Alpharetta project with a diagnosis rather than a patch. We walk the elevations, take moisture readings at windows, parapets, roof-to-wall transitions and penetrations, and water test where a leak path is unclear. The result is a written scope that separates active water intrusion from cosmetic work, so an owner, asset manager or board can fund the urgent items first.

From there the work might be a targeted repair, a sealant replacement program or a full EIFS restoration and recoat.

Warning signs

When a facade needs attention

These are the conditions we see most often on Alpharetta commercial buildings before a repair turns into a re-clad.

Leaks at windows & storefronts

Interior stains or wet carpet near exterior walls usually trace back to failed perimeter sealant or missing flashing.

Water test to confirm

Cracking at piers & parapets

Cracks at corners, control joints and parapet caps open a path for water into the wall cavity.

Seal before it spreads

Soft or bulging EIFS

EIFS that gives when pressed or bulges between joints often has wet sheathing behind it.

Needs a moisture survey

Faded, stained elevations

Uneven color, rust streaks and mildew make a property look neglected to tenants and prospects.

Recoat the whole elevation

Buying, refinancing or planning reserves?

A building envelope condition survey gives owners, lenders and boards real numbers to work from.

What our clients say

Long-term clients rely on Advanced Stucco Repair for stucco repair and water intrusion work across Metro Atlanta.

★★★★★
“We had a section of our wall that was crumbling, and I was worried the repairs would stand out. Not only did they fix the issue, but they matched the color and texture so perfectly that I honestly can’t tell where the damage was.”

Serving Alpharetta

Commercial envelope work along the GA 400 corridor

Alpharetta mixes 1990s office parks, big retail, garden apartments and brand-new mixed-use, often within a mile of each other. Each era fails in its own way.

We regularly see the same few conditions across the city: barrier EIFS on older office and retail buildings with wet sheathing at window corners, hard coat stucco on newer buildings with cracking where control joints were spaced too far apart, and sealant that has simply outlived its service life. Georgia’s humid summers, hard afternoon storms and occasional winter freezes work on all of it.

Office parks

Windward Parkway, North Point and Mansell Road office buildings with ribbon windows, parapets and EIFS bands.

Retail & mixed-use

Storefront piers, sign bands and towers on shopping centers and the newer walkable districts.

Multifamily

Apartment and condominium communities with balconies, breezeways and many elevations to phase.

Questions & answers

Commercial stucco questions from Alpharetta owners

What Alpharetta property managers, boards and owners ask before a facade project. Call to talk with a commercial estimator.

Do we need a permit for exterior stucco or EIFS work in Alpharetta?
It depends on the scope. Like-for-like repairs are often treated differently from re-cladding, structural or sheathing work. Check with the City of Alpharetta’s building department for your property; we will describe the scope clearly in writing so you can confirm what applies.
Do you work on occupied office and retail buildings in Alpharetta?
Yes. Most of our commercial work is on occupied buildings. We phase by elevation, keep entrances and walkways open, and schedule noisy work around tenants and business hours.
Our building is in downtown Alpharetta. Does a color change need approval?
Possibly. Exterior changes in some districts may go through design review. Check with the City of Alpharetta before committing to a new color; we can prepare sample areas for reviewers or your board to see.
Can you repair EIFS instead of replacing it?
Often, yes. Where the substrate is sound, EIFS can be repaired, re-sealed at its joints and recoated. Where moisture has reached the sheathing, we open those areas, replace the board and rebuild the system. A moisture survey tells you which applies.
Do you only do commercial work?
Our focus is commercial and multifamily property: office buildings, shopping centers, condominiums, apartments, restaurants and new construction for general contractors. Our quote form is for commercial projects.
How do you price commercial stucco work?
Price depends on access, how much substrate is damaged, the system on the wall and the phasing the property needs. After a site walk we give you a written quote itemized by elevation.
